Experience

Rick Haan’s practice focuses on the representation of mortgage lending clients in interim, permanent, and construction financings secured by or involving real estate, including retail, office, and multifamily projects. His experience also includes representing lenders in foreclosure proceedings and loan servicing, including modifications, assumptions, and sales of bank-owned property.

Rick also represents various developers in connection with their acquisition and development of real estate projects. In connection with such development work, Rick prepares and negotiates purchase and sale agreements, leases, easements, restrictive covenants, and numerous other documents on behalf of such companies.

Representative Matters

  • Represented the lender in a $120 million loan for proposed construction of an office building in suburban Washington D.C.
  • Represented a developer in a $100 million acquisition of a multifamily portfolio in Birmingham, Alabama
  • Represented a developer in the acquisition of 1,100 acres in suburban Denver for single family development
  • Represented an institutional developer in the ongoing development of 280 acres of land in Southlake, Texas for retail, medical, and high-end single family residential
  • Represented the borrower in a $210 million loan for the acquisition of a golf community in North Carolina
  • Represented the agent lender in a $161 million syndicated construction loan to finance construction of a mixed-use development in Allen, Texas
  • Represented the lender in high profile lease negotiations, including negotiation of a lease for 66,000 square feet of office space in Dallas, Texas
  • Represented the owner in simultaneous refinancing of nine multifamily properties in various U.S. states
  • Represented the lender in a $45 million financing of an 800,000-square-foot power retail center in Virginia
  • Represented a national bank in restructuring an improvements agreement with municipality for residential lots in suburban Denver and eventual disposition of such lots
  • Represented a national lender in a $100 million loan secured by an industrial portfolio in various U.S. states
  • Represented the lender in the disposition of a large multifamily complex in suburban Atlanta
